🏠️ Home Market Still Remains Gridlocked
Welcome to the new housing era, same as the old housing era.
If every housing update from Team Clark feels like forgotten stale crackers in the back corner of the pantry, well, we don’t blame you.
But the lack of movement is getting interesting the longer it subsists.
“Housing Will Drag the Most on U.S. Growth in H2 2025 Slowdown, Says Goldman,” is the subheading of a recent email newsletter on the topic.
A slowdown in consumer spending and a weakening job market are expected headwinds for the U.S. economy. Goldman Sachs has projected the amount Americans spend on new homes, apartments and renovations will fall 8% in the second half of this year.
Interest rates hovered around 6.7% for 30-year mortgages last week. Home prices are up roughly 55% in less than five years. Homeowners who are clinging to mortgages in the 2-3% range don’t want to sell.
New single-family home sales are down nearly 7% year-over-year.
Because interest rates shot up along with home prices (not to mention inflation), the amount of home buyers could afford came steadily crashing down.
The previously-owned home market is virtually frozen, and has been for longer than Clark and many others originally predicted.
