According to Freddie Mac, 30-year mortgage rates are 6.21% and 15-year rates are 5.47% as of December 18, 2025. The following chart shows the 30-year mortgage rate trend over the last year.

✂️ Could the Fed Keep Cutting Interest Rates in 2026?

People hoping for more interest rate cuts in 2026 got some interesting news to end the year.

Inflation in November came in at 2.7%, below expectations and down from 3.0% in September. Core inflation, which strips out food and energy prices, was also lower than expected at 2.6%.

The Federal Reserve has already cut rates by a quarter point at its last three meetings. According to prediction markets, there’s currently about a 25% chance of another quarter-point cut at the Fed’s January meeting.

Lower rates would be welcome news for borrowers. 30-year mortgage rates were around 6.29% last week, and average credit card interest rates are close to 24%, making borrowing expensive.

President Donald Trump added to the discussion last week by saying he expects the next Fed chair to strongly support lower interest rates. Current chair Jerome Powell’s term ends in May 2026.

The Fed’s job is to keep inflation near its 2% target while supporting a strong job market. While inflation has recently come in lower than expected, there’s no guarantee that trend will continue.

The unemployment rate has risen to 4.6%, and recent job growth has been weaker.

Ultimately, future rate decisions will depend heavily on incoming inflation and employment data as the Fed works to keep prices stable and unemployment low.
